How much does it cost to repair a roof?

Regular maintenance and repair will help your roof last longer. Roof repair cost varies depending on how many layers need to be fixed. If there’s more than one problem, often additional problems can be fixed at a reduced rate because the roofer is already on your roof with the necessary tools for the job.

Much like replacing your roof, there are a few factors to consider when estimating roof repair cost. How big is the repair area? How many layers need to be repaired? It costs less to repair a shingle than it does roof decking for instance. Does the repair require replacement materials?

The main reason for repairing your roof is to have it last longer and put off replacing the entire roof as long as possible. When asphalt shingles are cared for and maintained, they can last 20 or 25 years. If neglected, asphalt shingles will need replacing as soon as every 15 years.

Age

Shingles will curl, blow off, and lose the granular bits in time. On a roof less than 15years old, it’s often repairable damage. If the roof is approaching 20 or 25 years, it may just be time for a new roof.

Flashing Leaks

The flashing around chimneys, skylights, and roof vents is a common cause of leaks. Sometimes the sealing around the flashing has failed, sometimes the flashing needs to be replaced and resealed. Depending on how many of these repairs are needed, this is a simple repair.

Damaged Shingles

Repairing small leaks from shingles is probably the most common cause of roof leaks. This is a minor repair as long as the problem area is small. If an inspection shows several areas that need replacing then you’re facing a major repair, but that kind of damage takes time and neglect unless there’s been a severe weather event.

Valley Repairs

Valleys are where two slopes of your roof meet. Usually, valleys are lined with metal flashing. If the surrounding shingles are lifted by a storm, severe rain, there’s moss or fungus buildup, the valley can leak. This is not a simple repair job as it can require removing and replacing shingles, replacing layers beneath the shingles or valleys, and reapplying sealant. If the repair is left untreated and grows larger, this will quickly escalate into a major repair. This repair could be simple and it might escalate depending on how much damage there is.
